The Woodlands’ village-based layout means pricing and property types vary widely from one side of town to the other, and financing needs vary right along with it — jumbo loans are common here in a way they aren’t everywhere else in Montgomery County. A purchase in Sterling Ridge or Panther Creek often exceeds the conventional loan limit entirely, while a townhome near Grogan’s Mill or Cochran’s Crossing may not come close to it.
The Woodlands is also home to a large number of corporate employees whose income doesn’t look like a simple salary — bonus-heavy compensation, equity, or relocation packages that a standard conventional file can struggle to document cleanly. Non-QM and bank-statement underwriting exist for exactly that kind of income, evaluated on cash flow and documentation that fits the borrower’s actual pay structure rather than forcing it into a W-2 template.
For move-up buyers with strong credit but a larger loan amount, jumbo financing is the more common path than FHA here, though TSAHC down payment assistance can still apply on the lower end of the market near Creekside Park. Investors buying rental property in or around The Woodlands can also qualify off DSCR — the property’s own rental income — rather than personal income documentation.
